Il n\u2019est pas n\u00e9cessaire d\u2019\u00eatre un acheteur d\u2019une premi\u00e8re propri\u00e9t\u00e9 pour ouvrir un CELIAPP<\/strong><strong><\/strong><\/h2>\n\n\n\n<p>Vous pouvez ouvrir un CELIAPP si vous \u00eates consid\u00e9r\u00e9 comme un acheteur d\u2019une premi\u00e8re propri\u00e9t\u00e9. Autrement dit, vous et votre conjoint ne devez pas avoir \u00e9t\u00e9 propri\u00e9taires d\u2019une habitation dans laquelle vous avez v\u00e9cu cette ann\u00e9e ou \u00e0 tout moment au cours des quatre ann\u00e9es civiles pr\u00e9c\u00e9dentes.<\/p>\n\n\n\n<p>M\u00eame si vous et votre conjoint avez d\u00e9j\u00e0 achet\u00e9 une propri\u00e9t\u00e9, mais que cette acquisition remonte \u00e0 plus de quatre ans, vous \u00eates strictement parlant consid\u00e9r\u00e9 comme un \u00ab&nbsp;acheteur d\u2019une premi\u00e8re propri\u00e9t\u00e9&nbsp;\u00bb et vous pouvez tous les deux ouvrir un CELIAPP. Si vous n\u2019\u00eates pas en mesure d\u2019y cotiser chaque ann\u00e9e, vous pouvez reporter les droits de cotisation inutilis\u00e9s \u00e0 l\u2019ann\u00e9e suivante, jusqu\u2019\u00e0 concurrence de 8&nbsp;000&nbsp;$, soit une cotisation totale de 16&nbsp;000&nbsp;$ pour l\u2019ann\u00e9e.<\/p>\n\n\n\n<p>Les droits de cotisation ne commencent \u00e0 s\u2019accumuler qu\u2019apr\u00e8s l\u2019ouverture d\u2019un CELIAPP. Songez donc \u00e0 en ouvrir un, m\u00eame si vous n\u2019y versez pas de fonds tout de suite. Si vous versez une cotisation, vous n\u2019avez pas \u00e0 la d\u00e9duire de votre revenu imposable l\u2019ann\u00e9e du versement. Vous pouvez la reporter ind\u00e9finiment et la d\u00e9duire au cours d\u2019une ann\u00e9e ult\u00e9rieure. Cette approche peut \u00eatre utile si vous voulez profiter imm\u00e9diatement de la croissance de votre \u00e9pargne \u00e0 l\u2019abri de l\u2019imp\u00f4t, mais que vous pr\u00e9voyez \u00eatre impos\u00e9 \u00e0 un taux plus \u00e9lev\u00e9 dans le futur. La d\u00e9duction serait alors plus avantageuse.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-4-etablissez-des-cotisations-automatiques\"><strong>4. \u00c9tablissez des cotisations automatiques<\/strong><strong><\/strong><\/h2>\n\n\n\n<p>Lorsque vous \u00e9tablissez un r\u00e9gime de placements p\u00e9riodiques, des fonds peuvent \u00eatre transf\u00e9r\u00e9s automatiquement de votre compte \u00e0 votre CELIAPP. Par la suite, ils sont id\u00e9alement utilis\u00e9s pour investir dans des instruments de placement.<\/p>\n\n\n\n<p>Les cotisations automatiques constituent un moyen d\u2019\u00e9pargne plus simple&nbsp;: vous versez une somme fixe \u00e0 intervalles r\u00e9guliers plut\u00f4t qu\u2019un gros montant en une seule fois. Ensuite, vous investissez p\u00e9riodiquement ces cotisations pour tirer parti des \u00ab&nbsp;achats p\u00e9riodiques par sommes fixes&nbsp;\u00bb. Lorsque les march\u00e9s sont en recul, vous acqu\u00e9rez plus de placements. Quand les cours sont en hausse, vous en achetez moins. Utilisez \u00e0 la fois le CELIAPP et le r\u00e9gime d\u2019accession \u00e0 la propri\u00e9t\u00e9 (RAP)<\/strong><strong><\/strong><\/h2>\n\n\n\n<p>Vous pouvez effectuer \u00e0 la fois un retrait d\u2019un CELIAPP et un autre d\u2019un REER au titre du RAP pour accro\u00eetre votre mise de fonds. Si vous utilisez le REER au titre du RAP, vous pouvez retirer jusqu\u2019\u00e0 60\u00a0000\u00a0$ pour l\u2019achat ou la construction d\u2019une propri\u00e9t\u00e9, et ce, sans incidence fiscale imm\u00e9diate.<\/p>\n\n\n\n<p>Vous pouvez effectuer ces deux types de retrait pour l\u2019achat de la m\u00eame propri\u00e9t\u00e9 admissible afin d\u2019avoir acc\u00e8s \u00e0 un montant maximal de 100\u00a0000\u00a0$, en plus des gains r\u00e9alis\u00e9s dans votre CELIAPP, en vue de l\u2019achat d\u2019une propri\u00e9t\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-7-profitez-du-celiapp-pour-augmenter-la-croissance-de-votre-reer-ou-de-votre-ferr\"><strong>7. Profitez du CELIAPP pour augmenter la croissance de votre REER ou de votre FERR<\/strong><strong><\/strong><\/h2>\n\n\n\n<p>Vous devez fermer votre CELIAPP quinze ans apr\u00e8s son ouverture ou \u00e0 votre 71<sup>e<\/sup>&nbsp;anniversaire, selon le premier \u00e9v\u00e9nement \u00e0 survenir. \u00c0 ce moment, si vous n\u2019avez pas fait l\u2019acquisition d\u2019une propri\u00e9t\u00e9, vous pouvez transf\u00e9rer les actifs de votre CELIAPP \u00e0 votre REER ou \u00e0 votre fonds enregistr\u00e9 de revenu de retraite (FERR) en franchise d\u2019imp\u00f4t. Vous pouvez ainsi obtenir des droits de cotisation suppl\u00e9mentaires \u00e0 un REER.<\/p>\n\n\n\n<p>Vous pouvez \u00e9galement transf\u00e9rer l\u2019\u00e9pargne non utilis\u00e9e de votre CELIAPP \u00e0 votre REER ou \u00e0 votre FERR en franchise d\u2019imp\u00f4t (les retraits \u00e9ventuels d\u2019un REER\/FERR seront impos\u00e9s comme d\u2019habitude).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-8-designez-votre-conjoint-comme-titulaire-remplacant\"><strong>8. D\u00e9signez votre conjoint comme titulaire rempla\u00e7ant<\/strong><strong><\/strong><\/h2>\n\n\n\n<p>S\u2019il est d\u00e9sign\u00e9 comme titulaire rempla\u00e7ant, votre conjoint deviendra le nouveau titulaire du CELIAPP imm\u00e9diatement apr\u00e8s votre d\u00e9c\u00e8s, \u00e0 condition qu\u2019il r\u00e9ponde aux crit\u00e8res d\u2019admissibilit\u00e9 \u00e0 l\u2019ouverture d\u2019un CELIAPP. Dans ce cas, le compte demeurera exon\u00e9r\u00e9 d\u2019imp\u00f4t.<\/p>\n\n\n\n<p>Si vous nommez une personne autre que votre conjoint comme b\u00e9n\u00e9ficiaire, les fonds devront \u00eatre retir\u00e9s apr\u00e8s votre d\u00e9c\u00e8s et vers\u00e9s \u00e0 votre b\u00e9n\u00e9ficiaire d\u00e9sign\u00e9.
